About gyda
What is a buyers advocate?
A buyers advocate, or buyer's agent, works only for the person buying. We find the right property, assess its value, negotiate the price and terms, and guide you through to settlement. Real estate agents are paid by sellers to get the best price for the seller; we are on your side of the table.
Who is behind gyda?
gyda was founded by Andrew Pizzino, Founding Director and Buyer's Advocate. He became a buyers advocate after a poor experience buying his own first home in 2014, and spent several years as a new home consultant, much of it on knock-down rebuild projects. Ofer Michaelis is our buyer's agent for South East Queensland. Meet the team.
Why do you work with no more than five clients at a time?
It is a deliberate limit, so we can focus fully on your goals and give you genuinely tailored support for the whole journey, rather than spreading ourselves across a long list of buyers.
What are your values?
Open, responsive, warm, innovative and determined. In practice that means we listen, we answer before you have to chase us, we stay personal, we keep looking for better ways to find you property, and we do not stop until we have passed your expectations.
Our services
What does your full buyer's agent service include?
Everything from start to finish: exclusive and off-market opportunities, contract strategy and negotiation, due diligence and market appraisals, auction strategy and bidding, building and pest inspection re-negotiations, and pre-settlement re-negotiations and support. See the full service.
Who do you help?
Up-sizers whose family has outgrown their home, down-sizers after less maintenance or lower running costs, right-sizers who want a home that fits the life they live now, first home buyers, and investors. We also help with knock-down rebuild projects.
What is included in due diligence and market appraisals?
Thorough market research so you do not overpay, local trends and comparable sales, and checks for red flags such as zoning restrictions, title issues, environmental risks or unapproved works. We can prepare detailed reports on up to 10 properties so you can compare them side by side.
Do you help after the contract is signed?
Yes. We use building and pest inspection findings to negotiate repairs or adjust the price, check the property is in the agreed condition with all inclusions before settlement, and liaise with the sales agent, your lender and the lawyers until the keys are yours.
Off-market and exclusive property
What is an off-market property?
A home that is sold without being publicly advertised on the major listing websites. Many of the best homes sell this way. Pre-market properties are ones shared with us before they are listed, so you can buy before the rest of the market hears about them.
How do you find off-market properties?
Through our local networks and a vendor-direct approach: we engage with sellers directly, which gives you options other buyers never get the chance to inspect. Around 70% of our transactions are off-market.
Why buy off-market?
With no competing buyers driving the price up, you are more likely to buy for less. Direct contact with sellers can also mean faster decisions, fewer delays and more flexibility on settlement periods, fixtures and timelines, without the pressure of crowded open homes and auctions.
Auctions
Can you bid at auction for me?
Yes. We bid on your behalf with a clear strategy, using strategic bidding techniques and expert tactics, and keep the emotional pressure off you so your position stays strong. More about auction bidding.
What do you do before the auction?
We develop a bidding strategy, explain the process and logistics, assess the property's true market value from comparable sales and market conditions, set a clear budget and walk-away price with you, handle the paperwork including pre-registration, and negotiate before the auction where that gives you an edge.
Do I have to attend the auction?
No. If you choose not to attend, we update you in real time by phone or text.
Will you ever bid more than my limit?
Never, unless you explicitly tell us to. Your walk-away price is set before the auction and we hold to it.
What happens after the auction?
We review the contract details and sign on your behalf, represent you in any post-auction negotiations, and guide you through the next steps to settlement.
How it works
What are the steps to buying with gyda?
There are seven: set your budget and get pre-approved, find your ideal property and location, view and compare properties, negotiate and make your offer, get the property inspected, finalise the contract, then settle and collect your keys. See each step.
Do I need finance pre-approval first?
It helps. We can point you to our preferred mortgage experts to set your budget and secure pre-approval, so you can act quickly when the right property comes along.
How long does it take to buy?
Our average purchase time is 5 weeks, though every search is different.
Can I see properties without inspecting them in person?
Yes. We schedule viewings and guide you through properties that fit your criteria, or share detailed video tours.
Areas we cover
Which areas do you buy in?
We help buyers across Brisbane, Ipswich and the Sunshine Coast, including Logan and Everton Park, and Ofer Michaelis works with buyers across South East Queensland.
Do you have local knowledge of specific suburbs?
Yes: price trends, demand, school zones, flood-prone pockets and streets that underperform. Read our guides to buying in Logan and Everton Park.

Yes. The first chat is obligation and fee free: a quick catch-up about what you need and how we can guide you.
